Description

We are seeking a detail-oriented and proactive TPO Lock Desk Associate to join our team. This role is critical in ensuring accurate loan pricing and seamless lock execution for our TPO clients. The ideal candidate will serve as a keyliaison between clients, internal departments, and capital markets, ensuring pricing accuracy, operational efficiency, and top-tier service delivery. This position requires strong analytical skills, mortgage pricing knowledge, and the ability to thrive in both independent and team settings.

This position REQUIRES an eight hour shift up until 6pm PST.

Responsibilities and Duties:

Client Support & Lock Desk Operations

• Monitor the Lock Desk Inbox to ensure timely, professional, and accurate responses to lock and pricing inquiries from TPO clients, sales staff, and internal teams.
• Maintain Lock Desk coverage aligned with market hours, ensuring seamless overflow and backup support.
• Communicate professionally with TPO clients via phone and email, delivering a positive client experience.
• Identify and report recurring client issues and feedback to improve processes and service quality.
• Pricing, Systems & Data Accuracy
• Serve as a subject matter resource for pricing inquiries, providing guidance to internal and external stakeholders.
• Assist in configuring, testing, and maintaining pricing and eligibility rules within Loan Origination Systems (LOS) and Product & Pricing Engines (PPEs).
• Collaborate with Capital Markets to implement and validate pricing adjustments in internal systems and PPE platforms.
• Manage rate sheet distribution lists, ensuring timely and accurate dissemination of pricing updates.
• Implement and maintain negotiated pricing exceptions and concessions for approved TPO clients, ensuring compliance with internal policies.

Documentation, Reporting & Process Improvement

• Contribute to the development and maintenance of Lock Desk User Manuals and procedural documentation.
• Support process improvement initiatives by documenting updates to workflows and compliance requirements.
• Generate daily, weekly, and ad hoc reports to support lock pipeline tracking, pricing exceptions, and operational metrics.
• Participate in additional projects and initiatives that enhance departmental efficiency, compliance, and company growth.

Education and Experience:

• High school diploma or equivalent
• Minimum of 1 years' experience in the origination and/or secondary mortgage market with hands on experience in loan pricing. Good understanding of mortgage banking origination practices and secondary market loan sales and securitization.
• General understanding of the mortgage origination process, the secondary mortgage market, whole loan sales and securitization and mortgage servicing.
• Working knowledge of Microsoft Office, specifically Excel knowledge, is critical.
• Strong negotiation, communication, and interpersonal skills with ability to identify and provide resolution to conflicts and discrepancies.
• Ability to independently complete multiple time-sensitive tasks with minimal supervision.
• Ability to work both independently and collaboratively within a small team environment.
• Willingness to learn and grow through additional opportunities.
• Must be able to work a schedule that extends to 6:00 PM PST and adjust hours as needed to support business operations.
